Structural material was a challenge to procure early on. Weitz presented alternative structural and exterior building methods in order to start the project as early as possible and ultimately save money in materials and manpower. Brick masonry finish is costly and takes longer to complete, especially as it could not begin until the structural steel was onsite and installed. Tilt-up wall panels were proposed as an alternative in order to begin the project and add value.
Weitz and BCDM worked together to revise structural design and re-sequence the construction to save one year in overall time. By setting the GMP at Design Development documents, the team was able to procure materials faster and save an estimated $1.5M in inflation costs. Overall, from schematic design through final construction documents, the project realized $5M in savings in through alternate options. These funds were utilized to enhance the other renovation projects for the schools, resulting in increased owner stakeholder benefits.
